After the success of Phase 1, we are proud to introduce Phase 2 of the “Surakshit Nivesh Yojna Scheme” at the Delhi Mall Complex project, in partnership with the Delhi Development Authority (DDA) and the Government of India.

The project is located in the heart of Central Delhi, on Pusa Road in Patel Nagar, a well-known residential area with excellent infrastructure and amenities. The mall is part of The Leela Sky Villas complex, the tallest planned tower in Delhi, which is more than 2.5 times taller than the Qutub Minar.

The Delhi Mall Complex is set to be the most exciting commercial building in Central/West Delhi. It is situated in a densely populated residential area, and we expect high foot traffic since there are few shopping malls within a 5 km radius. The mall is well connected by public transport and the metro, with the nearest stations being Shadipur and Kirti Nagar. It is close to busy residential areas like Kirti Nagar, Patel Nagar, Punjabi Bagh, Rajendra Nagar, Pitampura, Model Town, Karol Bagh, and more.

The Delhi Mall Complex is currently under construction, with 50% already completed, and will be inaugurated soon. Once finished, it is expected to provide good rental income and increase in value, with interest already shown by various national and international brands.

 
 

Delhi Shopping Complex spans over 300,000 square feet and features top brands like Inox-PVR Cinemas, Shoppers Stop, Haldiram’s, and many more. The complex is thoughtfully designed, with retail on the ground floor, and dedicated anchor stores and cafes on the first and second floors. The third floor is dedicated to a food court, restaurants, and children’s entertainment, while the fourth floor is devoted to Inox-PVR Cinemas.

Delhi Mall Complex sets a new standard for modern commercial buildings, offering state-of-the-art amenities like luxury interiors, lifts, escalators, power backup, CCTV cameras, fire-fighting equipment, three levels of basements, and multi-level car parking. The project is RERA-approved with completion timelines until 2025.

Through this scheme, applicants have the opportunity to invest in a share of a shop (as approved in the building plan) as a co-applicant within an LLP, Partnership, or Private Limited Company. After the shop is conveyed to the LLP, Partnership, or Private Limited Company, a nominated asset manager will lease the space to tenants and distribute the rent to all applicants based on their share of the area. The developer also plans to list the project on SEBI’s SM-REIT platform, allowing investors to exchange their shares for REIT units, receive tax-free regular dividend income online, and buy or sell their REIT units online.
